Please note the conspicuous absence of any request for your Social Security Number in our on-line FAST App. application form and other on-line forms. We prefer that you provide such sensitive information over the telephone or in person. We do provide you the option of using our downloadable Adobe .PDF residential FAST App. form, which you may FAX back to our office at your convenience. Information that may be collected: We collect aggregate information about your use of our services. Such aggregate information includes without limitation: site traffic, page views, and impressions. This aggregate information may be correlated to you for our internal use. However, we may compile, store, publish, promote, disclose, or otherwise use all such aggregate information, provided that, SUCH AGGREGATE INFORMATION DOES NOT PERSONALLY IDENTIFY YOU. At present, we utilize such collected demographics and statistics only for internal purposes, and see no value whatsoever in passing this information to any third party. Personally Identifying Information In order to better provide our mortgage and real estate services, we may collect information from prospective customers for the purpose of preparing an accurate estimate of associated costs to finance a property, or provide accurate assessments of costs associated with the purchase or sale of real property. This is a common requirement for all mortgage applications, and all residential real estate purchase or listing contracts.
Regardless of your specific situation, information that identifies you personally is collected ONLY IF YOU SUPPLY IT VOLUNTARILY by entering it through forms on our websites, by e-mailing it to us, by FAXing or mailing information to our office, or through a personal telephone conversation with an authorized staff member. We collect e-mail addresses as an integral function of providing services to you. However, we will not send any commercial e-mails to you unless you request information from us. The exception to this rule is that it may be necessary for us to send individual e-mails for customer service purposes. We also incorporate auto-reply email servers on some websites. Please do not take offense to receiving such emails, since it was obviously initiated by your initial interest. If we ever implement periodic email newsletter services, we will only send e-mail newsletters to those customers who specifically request this service and will offer an opt-out option with each mailing to comply with laws regulating this. Except as is described within this policy, we never disclose our customers' email addresses to any third party without their consent, unless required to do so by law enforcement. A web beacon, is a tiny graphical element contained within a web page, or any other HTML document such as an HTML e-mail message. It is designed to allow the website owner or a third party monitoring service to verify demographic information. Web beacons are generally invisible to the casual observer because they usually match the background of the web page or document, and are usually no larger than 1x1 pixels in size. Users may click on "view profiles" of a web page to check whether any web page contains a web beacon. Web beacons are represented as image <IMG> tags within an HTML page or e-mail. Web beacons generally trace the IP address of the computer to which the web beacon is sent, and the URL of the web page from which the web beacon originates. However, when the server performing the coordination has any other record of the visiting user, the web beacon may be used in linking to personal information. We do not do this! Advertising networks use web beacons to add information to a personal profile of the websites that a person may visit, in order to determine which particular banner ads to display. Up until now you must have thought it to be strictly coincidental. Didn't you? Another use of Web beacons is to provide an independent accounting of the collective number of people who have visited a particular website. Web beacons are useful in gathering browser statistics or the effectiveness of advertising campaigns. We do not currently use web beacons on any of our websites, and to the best of our knowledge we do not knowingly allow third party monitoring software to use them. Our web statistics take into account only page views and total hits. A "cookie" is a small file that contains a collection of data that is stored on a user's computer hard disk. Many organizations use cookies to identify a returning customer or to customize the customer's experience on their website, based upon information that the customer had previously provided. This information is generally used for record-keeping purposes. Cookies cannot "read" information from your computer, they merely store it. Cookies are an identifier used solely by the website that originally placed it your hard drive. The contents of a cookie can be retrieved by the same website's server in order to personalize, monitor, or regulate your use of the website. For example, you inadvertently request a cookie to be set whenever you want your computer to "remember" your personalization of a portal such as My Yahoo. You also request a cookie to be set whenever you store your username and password for a secure system that you access frequently. We have not regularly implemented the use of cookies on any of our websites, due in part to the negative connotation and incorrect identification as "spyware" by some anti-spyware programs. Cookies alone are quite harmless, unless you have a penchant for visiting questionable websites. Use and Disclosure of DataInternal Use of Personal Information In general, we use personal information internally only to serve our customers and to enhance and extend our business relationships with them. More specifically, we use personal information to request credit reports, submit a borrower's file to underwriting, or to complete other transactions that you may have authorized. If in the future new services are offered that require disclosure of personal information to third parties or other uses of personal information not covered by this Policy, we will update this policy to reflect the changes. We may use information about you for our own internal statistical, design, or operational purposes, such as estimation of our audience size, to measure traffic patterns, and understand customer demographics, interest, purchasing patterns, or other trends. We may outsource these tasks to third parties, provided that the use and disclosure of your personal information to these third parties is restricted only to performance of these assigned tasks, and that the third party agrees to maintain the strictest degree of confidentiality. Transaction Processing and Market Evaluations We disclose personal information to third parties as necessary to complete a transaction you have requested or to perform a service on our behalf. When a third party acts solely on our behalf, we will require that party to follow our privacy policies. As stated above, your personal information may be forwarded to various lenders, other real estate agents or brokers, and other home-related service providers in order to provide you with the services that you request. We only forward your personal information to one real estate agent, broker ,or other service provider for each type of service you may request. If the real estate agent, broker, or other service provider is unable to fulfill your request in a reasonable period of time, we may forward your information to an alternate service provider to ensure that your request is fulfilled in a timely fashion. In either case, that real estate agent, broker, or service provider may contact you via e-mail, by telephone, or through other means at their discretion. We do not regulate how these third parties might use your information and can not be held responsible for removing your information from any third party lists with which you have been assigned. Please contact the third party service providers directly for removal from their lists. Protection of Our Company and Others: We release personal information when we believe release is appropriate to comply with the law (e.g., a lawful subpoena, warrant ,or court order); to protect our rights, property or safety; or to protect our users from fraudulent, abusive, or unlawful use of our website; or if we reasonably believe that an emergency involving immediate danger of death or serious physical injury to any person requires disclosure of communications or justifies disclosure of records without delay. In addition, information about our users, including personally identifiable information, may be disclosed as part of any merger, acquisition, debt financing, sale of company assets, as well as in the event of an insolvency, bankruptcy or receivership in which personally identifiable information could be transferred to third parties as one of the company's business assets. Our website provides links to outside service providers who may collect customer information for their own use. We have no ability to control the privacy and data collection practices of these other websites. Please review the privacy policies of any linked websites that you may visit after leaving one of our websites. We exercise reasonable measures to store and maintain personally identifying information to protect it from loss, misuse, alternation, or destruction by any unauthorized party. We store all sensitive records off-site in a secure location once a transaction is complete and in compliance with State and Federal laws governing the storage of mortgage loan and real estate documents. You may opt-out of receiving any future communications from us by unsubscribing from our newsletters or opting out of any other communications. collect personal information from minors (under the age of 18). If you
are under 18 years old, you cannot enter into a contract for real
property and therefore should not register for any of our services.
We provide users the option to change or modify information previously provided. If individuals do not wish to receive marketing information or other commercial communications from us, they may ask to be placed on our internal "Do-Not-Contact" list. In compliance with Federal and State laws, we will document the request promptly.
