This testimonial piece was adapted from my February 2004 advertisement in The Home Guide.

WHAT DO THESE PEOPLE ALREADY KNOW THAT OTHERS HAVE YET TO EXPERIENCE?

Below are the candid comments from several delightful customers for whom I have had the distinct privilege of originating their loans.  This is what they have to say about the experience: 

“It’s as though you have been sent from heaven!” - Sharon C.  This flattering praise was conferred over and over by a couple who turned to me after being declined by their bank.  I provided a debt consolidation loan that cut their monthly expenses in half (reduced by $1500).  I combined their first and second mortgages, paid off the mortgage on their second home, and eradicated their high-interest credit card debt.  Over the months that followed, their credit scores rose nearly 100 points, enabling me to provide a low-interest conforming loan for their purchase of a beautiful lake home with 300-feet of lakeshore!

“Thank you, Scott!  You are one of only two or three loan officers in the midwest with the experience and tenacity to have closed my client's loan.”  - Jim B.  This Realtor paid me one the greatest compliments of my career, since a dozen lenders had declined the borrower on a beautiful newly-built home -- with a previous history of three failed sales.  You see, the property was as difficult to qualify as the borrower. 

“You set us at ease with your no-nonsense approach.” - Darlene M.  This couple greatly appreciated my eagerness to educate and inform them as to the options they had.  I also assisted the same couple with the sale of their out-of-state commercial property and had the privilege of refinancing their home again in 2005.

“I knew that you could help me, since you already saved my sister $35,000.”  - Julieanne M.  This lady was a referral, in need of money for debt consolidation and home improvements.  I got her the money that she needed and, as a result, her credit scores are on track for a 100 point gain over the next year.

“I have discovered the ‘Sam Walton’ of subprime lending!” -  David C. boldly declared as we signed disclosures.  He then produced estimates from three other lenders, and pointed out that my fees were lower and my interest rate was one full percentage point less than the nearest competitor.  This customer was in desperate need of a debt consolidation loan and possessed a 504 median credit score.  His score rose nearly 60 points in the two months after he closed his debt consolidation loan.

”I sincerely enjoy working with professionals of your caliber.” - Realtor for Alison and Jeff B. who mentioned that he had often been disappointed with the performance of his company’s in-house mortgage broker (this is a common complaint of many real estate professionals).  Alison and Jeff B. qualified for a fee reduction as another of my many returning customers.

“I walked away from the closing table because my previous broker grossly misrepresented his closing costs.  Your honesty restored my faith in mortgage lenders.” - Jack L.  This is a man best described as the stereotypical “millionaire next door”.  He lives humbly, never flaunting his wealth, and is not inclined to make costly mistakes.  His was one of many “No Doc.” loans that I have provided to those who wish to keep confidential their personal financial background.

“You area miracle in disguise!  I heard about all of the hard work you performed to get me my new home.  We would not be here if it was not for your dedication and hard work.  Thank you very much!" - Danelle  This lady could not thank us enough for our behind-the-scenes efforts.

“I have to tell you that in 27 years as a real estate professional, I have never seen anyone work so hard to get financing for a customer with 'issues'.  These kids appreciated your hard work, as do I!  I wish that all lenders cared as much as you do.”  - Gloria  This is typical of the praise heaped upon the Specialty Lending Division by real estate professionals who marvel at our dedication -- regardless of a borrower's credit history.

“You worked tirelessly for us.  You were simply amazing!” - Julie M.  I fought to secure their conforming loan despite a staggering 70% debt ratio.  This borrower’s dilemma was chronicled in my Summer 2003 newsletter.  Not every high credit score is a “slam dunk”, that is for certain.

REFERRALS

  • Bankruptcy lawyers and divorce attorneys recommend us because they know that we will not take advantage of their clients’ financial situation -- even those facing foreclosure.  We are able to provide commercial loans for partner buyouts, large estate settlements, acquisition, and fast cash to resolve other complex legal matters.
  • Financial planners send us their customers because we are able to help them in so many ways.  By leveraging home equity, we are able to fund a strategic investment portfolio, increase insurance coverage, or otherwise secure their family's future.
  • Builders and remodelers greatly appreciate the value of our services.  They know that we are able to get difficult loans closed in a timely fashion.  We provide a variety of construction loans, second mortgages, and equity lines of credit for the homeowner.  We can also secure funding for spec. homes and commercial developments of any size.
